WAR CAUSES MORE SOLDIER SUICIDES, WHEN WILL IT END?

War is never good for the mind, body or soul.  Soldier’s can see more death in a month, than we see in our lifetimes.  So it is not surprising that the number of suicides by Soldier’s continues to increase.  Seeing this much loss of life for the first time for many, must be depressing and enough to make them feel they cannot live on.

Now the National Guard is adding to the heightened number of suicides, and they have increased by 24% last year.  It is something the media and government keeps under wraps, and for good reason.  We don’t want to hear of more deaths caused by war, and especially when it is due to suicide.  When will we learn, war brings death and destruction, and no-one really wins.  Why can’t we discuss disagreements and issues without a gun?

FOUNTAIN LADY FALLING, NEEDED HOLY WATER!

So I was feeling sorry for the fountain lady falling and now I need to recant all the symphathy I had for her.  Looks like she really is a complete idiot and may have gotten what she deserves.  Her greed seemed to bite her because after her interview, ABC is quoted as saying, “In the hours that followed Cathy Cruz Marrero’s appearance on ‘Good Morning America’ today to talk about the fall and its aftermath, she was in court for a status hearing on charges of five felony counts, including theft by deception and receiving stolen property,” reports ABC News.

It looks like she needed cleansing and hopefully the fountain was full of holy water, because it turns out she has been out on a $7,500 bail since 2009.  This was after she was charged with running up more than $5,000 in purchases on a co-worker’s credit card. Seems like she better hold on to that lawyer a bit longer because she will probably need one!  BUT WE MUST KEEP IN MIND IT IS ALL “ALLEGED”.

Marrero’s next court date is said to be April 21, and deservedly so, she’s facing about six months of house arrest and electronic monitoring. Next time someone falls into a fountain and is trying to cash in, they may want to think twice if they are wanted by police!

AMERICAN IDOL, LOWEST RATINGS BUT GOOD SHOW

New American Idol Cast

AMERICAN IDOL may have gotten a bad wrap.  It had its lowest ratings since the opening show back in 2002. But I watched and actually liked it, despite the fact that the new cast was in place, and I missed Paula and Simon.  The singer’s were really good and Jennifer Lopez and Steven Tyler gave good advice and did better than I expected.  Not sure if the Idol fans just decided they were done with the show, or if the new cast did not appeal to their younger target market.  But if you did not watch, you may want to give it a try, because I see great potential in the singer’s, and there may be a diamond in the rough.

NEW ILLINOIS REAL ESTATE LICENSE LAW; READY FOR TESTING!

It has been coming for a long time, and the Illinois License Law is now here.  There is one basic change in licensing, no more Salesperson license.  Everyone needs to pass a proficiency test to become a Broker or Managing Broker. From what I can tell, not too many agents are particularly happy about the change, however, some feel it will ensure a better quality of agent.
The proficiency testing has officially begun for Illinois Real Estate Agents.  Licensees all over the state are preparing to pass the proficiency examination.  You may have heard that the state has created two tracks for current salesperson licensees:  take a one-time proficiency exam or a 30-hour transition course.
Right now, the only option available to transition your license is to take the exam.  The transition coursework is not yet available.  The IDFPR is finalizing the rules that are required for the implementation of transition course programs.  Word on the street is that these programs may not be available until sometime in the spring.
The proficiency exam was created by Applied Measurement Professionals (AMP) and is administered by approved schools like the Real Estate Institute.  The exam is available in paper-based or computer-based formats.  Those that take the computer-based test receive instant results. This will be a long blog, because below will break down ALL the details for you!
According to Real Estate Institute’s http://www.instituteonline.com, Alan Tobin “We offer daily computer-based testing in the Chicago area. The testers we’ve seen have done very well.  Those that take the computer-based test are relieved that they don’t have to wait three weeks for their results.  We’ve also received consistent feedback about the examination. Tester’s that passed were definitely glad they prepared.”  Alan added, “They tell us that the exam is ‘tough but fair’ which was the goal in creating the exam.”

Illinois Real Estate License Law Transition

Recent amendments to the Illinois Real Estate License Act of 2000 are changing the real estate license categories in our state and licensure requirements. The goal is to raise the bar of education required for licensed Illinois real estate professionals. Here’s what to expect:

If you are a salesperson:

  • Illinois Salesperson licenses are valid until April 30, 2012, at which time they expire.
  • Salespersons licensed on or before April 30, 2011, will transition to Selling Broker (non-managing) licenses.
  • You must complete your transition by April 30, 2012.

Options to Complete the Transition

Proficiency Exam

o Passing the Salesperson to Broker proficiency exam before March 15, 2012, and completing the 18-hour continuing education requirement (9 core and 9 elective hours) on or before April 30, 2012. Applying for a Broker license with IDFPR on or before April 30, 2012.
  • Salespeople who elect this option may take the proficiency exam only ($50-Dates for testing coming soon) or enroll in a 3-hour preparatory course to review before taking the exam ($90 for the course and exam)
  • There are no re-takes. Salespeople who do not pass the proficiency exam will be required to complete the 30-hour Salesperson to Broker transition course (see below) and pass a pre-licensing exam.

Course Work

Completing a 30-hour Salesperson to Broker transition course and passing a pre-licensing exam on or before April 30, 2012. Applying for a Broker license with IDFPR on or before April 30, 2012.
  • Salespeople who elect this option may enroll in the 30-hour course after April 30, 2011, when it becomes available.
  • Additional continuing education hours are not required.
  • Salespeople who complete the 30-hour course and do not pass the pre-licensing exam may re-take the exam.

If you are a broker who wants to remain a selling broker (non-managing):

Brokers licensed by April 30, 2011, can transition by completing 12 hours of continuing education (6 core and 6 elective hours) and renewing their licenses with the IDFPR on or before April 30, 2012.

If you are a broker who wants to become a Managing Broker:

  • Illinois Brokers licensed on or before April 30, 2011, who want to retain managing capacity, will transition to a Managing Broker licenses.
  • Sole proprietors must complete the transition to Managing Broker by April 30, 2012.

Options to Complete the Transition

Proficiency Exam

Passing the Broker to Managing Broker proficiency exam before March 15, 2012, and applying for a Broker license with IDFPR on or before April 30, 2012. Additionally, 12 hours of continuing education (6 core and 6 elective hours) must be completed by April 30, 2012, and an additional 6 hours of continuing education (3 core and 3 elective) by April 30, 2013. This totals 18 required hours of continuing education to be completed by April 30, 2013.
  • Brokers who elect this option may take the proficiency exam only ($50-Dates for testing coming soon) or enroll in a 4-hour preparatory course to review before taking the exam ($105 for the course and exam).
  • There are no re-takes. Brokers who do not pass the proficiency exam will be required to complete the 45-hour Broker to Managing Broker transition course (see below) and then pass a pre-licensing exam.

Course Work

Completing a 45-hour Broker to Managing Broker transition course and passing a pre-licensing exam on or before April 30, 2012. Applying for a Broker license with IDFPR before April 30, 2012.
  • Brokers who elect this option may enroll in the 45-hour course after April 30, 2011, when it becomes available.
  • Brokers who complete the 45-hour course and do not pass the pre-licensing exam may re-take the exam.
  • This option includes an additional 18-hour continuing education requirement (9 core and 9 elective hours) to be completed by April 30, 2013.
  • An additional Broker Management course is not required.

FHA EXTENDS FLIP RULE!

It has been reported by several news outlets, that the Federal Housing Administration has finally decided to extend its suspension of government anti-flipping rules.  This will likely increase FHA lending, which is great, since so many buyers are in need of this financing.

In  January 2010, officials established a one-year suspension of the rule, so that homebuyers could take advantage of FHA’s low down payment requirements, to buy the huge amount of foreclosure inventory.  Officials informed the news outlets, that they are planning to extend the suspension for another year.

The original rules, were designed to keep vulchers from buying alot of dilapidated properties, fixing them up, and then defrauding the government. When the law is in effect, it prevents buyers from getting a FHA loan, if the seller hasn’t owned the property for at least the last  90-days.

Although this will not be the only answer to the lagging housing market, anything that is a hinderance is not needed and greatly impacts sales.  But they gave this back to us, but took away the new construction leniency.  Wow!  That calls for another blog…it’s a long story!

BROTHA FRED, LEAVES FIGHTS BEHIND

BROTHA FRED

BROTHA FRED, the replacement for Drex Morning Show, has left a mess behind.  It has been reported, by the Charlotte Observer, that a news producer was involved in an altercation, prior to the newscast, at his former station WCCB (Channel 18), in Charlotte.  When he hit a desk, he was injured and needed medical attention.

Brotha Fred may have left in the nick of time, because reports suggest major fights are brewing amongst other employees of the station as well.

Looks like Brotha Fred better get his ratings up quickly, with the many comments so far by Drex fans, seems like he is moving in the wrong direction.  If his show does not take off like they’d hoped, he may NOT want to return to Charlotte, in the heat of the storm.

WOMAN FALLS INTO FOUNTAIN WHILE TEXTING, AS VIEWERS LAUGH

The video of a woman who fell into a fountain has gone viral on youtube.  Millions have viewed the video of a woman as she falls while texting outside the Berkshire Mall.  As you watch the video, you hear the laughs and ridiculous comments of the people catching it all on tape.

It is really sad they would laugh at someone clearly in trouble, but the fact no-one helped her is disturbing.  Is this what people do when someone is in need?  Does this reflect what most would do, if they were in the same situation?  It seems like video sharing has gone a bit too far, and instead of their first thought being “we should help” it was “this is funny, let’s watch it again”.  Is this how low the human race has sunk?  What a sad day, when we can laugh at another’s humiliation.
