Most would agree that now is the best time in decades to buy a home. Everyone wants a great deal and the lowest interest rates available. While there are many success stories of homebuyers securing properties for 30% – 50% below market, there are also several misconceptions.
Many in the market to buy a home, want a short sale or foreclosure. But most do not understand the challenges faced when making that decision. The tips below are designed to help homebuyers, from a Chicago real estate agents perspective. One thing that’s clear in this unique market…rules seem to change daily so potential short sale buyers, need to be flexible.
If you are interested in securing a short sale property, this just may save you a lot of time. While assisting many buyers with their short sales purchase, these have been the most common things to note.
This is one of the most ridiculous legal cases on the record. The story of California mom, Crystal Harris, has caused public outrage and new proposed laws to protect abused spouses in the future.
Crystal Harris was a wife and mother of two small children, when she was sexually assaulted by her husband. Although he abused her and was later convicted and incarcerated, she was later forced to pay him alimony along with his paying his legal fees. Say what!
The woman told her story to ABC News and it now has made national news. Harris went on record stating that after her husband Shawn Harris abused her multiple times, she kept a tape recorder on hand, in the event he abused her again. The recorder later became her savior; he forced her to have sex with him while her children slept in their home in Carlsbad, CA, and it was caught on tape. After turning the tape over to police authorities, they used it in court and a jury convicted him on one count of forced oral copulation, which sent him to prison until 2014.
What kind of judge forces a rape victim to pay $1000 a month alimony to her abuser? How sick is this…and where is the common sense? Is the court system so shallow that they cannot use common sense and need a new law to avoid this insanity from happening?
In recent years laws have been enacted to protect victims after being assaulted. It is amazing that this would even happen in this day and age. Let’s hope they sign that bill quickly; to insure no one else has to endure this second rape of their dignity.
Simon Cowell apparently took my advice and fired the host of his new show “The X Factor”. While this is no big surprise, the other announcement was shocking. It was reported along with the obvious termination of Steve Jones, came the firing of Paula Abdul and Nicole Scherzinger!
This sudden shake-up likely came from his disappointing ratings and his huge ego. Did the two judges disagree with him too much? Did the ladies gang up on him and threaten his “man-hood”? Was it all due to ego and wanting full control? There were many fights between the judges and Cowell but L.A. Reid did not back down either? Why would he fire his long-time sidekick and friend Paula at this critical point? Do women challenging him make the difference? Why is L.A. Reid left? Well, some reports suggest his consulting firm may have given him this bad advice.
It is certain to stir things up a bit, but this may be a bad move on his part. Sort of like the Melanie Amaro near miss. Hopefully this turns out to be just another one of his temporary temper tantrums, I disagree with his advisors, the show may have a bit of trouble without Paula. On the other hand, firing the host was a good move. And maybe he should make Nicole the host instead of a judge, which was his original plan.
Simon, if you need someone to “suck up” to you and be a fair judge but on your side, once again…CALL ME! I have offered my services for month’s now…so now is you chance! I have no issue following instructions and obeying my boss:).
My video posted a while back was right about Steve Jones! This will be interesting…very risky move for such a new show. But when you have Simon’s money, you can take them!
P.s. my video’s are cheesy and my mom said “I’m better than that”, but that’s the point…cheesy is funny to me! LOL!
The R& B singing legend Etta James passed away this month, at the age of 73 from leukemia, and will certainly be missed by her long list of fans. This includes Christina Aguliera, who jammed a rendition of James 1961 classic “At Last”, during her funeral this week.
When watching Christina sing “At Last”, it was as though Etta James was channeling through her, and it was truly amazing! She even received cheers from the guests, which is rarely seen at a funeral, but it’s because she gave chills to all listening.
If you have not yet heard her tribute, it is a must see VIDEO. R.I.P Ms. James…you will be missed and your music will live on forever.
Ryan Seacrest may have just reached his goal of becoming a media mogul and surpassing Simon Cowell on the Forbes top 100 list. In a press release today, it was announced that Clear Channel Media & Entertainment and their majority investors, Thomas H. Lee Partners (THL) and Bain Capital, have invested $300 million in his company RSM (Ryan Seacreast Media).
While this move may be great news for Seacrest, it’s probably a downer for many of the thousands of employees at Clear Channel. Although he is already the host and executive producer of “On Air With Ryan Seacrest”, which is syndicated on over 150 stations in North America with affiliates worldwide, and “America Top 40”, airing on Clear Channels top stations, this move will surely expand his reach. It likely means many more on-air radio jocks will lose their jobs to make room for his takeover. Rumor has it, they plan to add his syndicated show to many more radio stations across the country starting next week. Welcome to the world of “voice tracking“, unfortunately, pretty soon live jocks will be a thing of the past.
Clear Channel Media is the largest media company with the widest reach of any other TV or Radio station, with over 238 million listeners serving 150 cities through 850 owned radio stations. So this will limit the opportunities for jocks around the country. Where will all those jocks go?
It’s impressive that Seacrest started as an unknown sidekick on “American Idol” and has taken the “American Dream” to a new level. However, his dream has become a nightmare for the millions of already unemployed American workers across the nation. He seems to own everything, from the Kardashian’s to E! to the hosting too many shows to count, including “American Idol” and “Dick Clark’s New Year Rockin Eve”. This just does not seem fair…how many jobs can one person take away from the millions who can’t find a job.
Living in a “free world” which encourages entrepreneur’s to grow and become wealthy definitely has its perks. But one person replacing so many jobs just seems mind-boggling. I wonder if Ryan Secrest truly understands the impact of his involvement, or if he truly cares. Hopefully, he will donate to the charities who feed the needy and unemployed in the U.S.
As part of the two part investment move, he will continue to run the show as a majority owner, while expanding his empire. But how many jobs can one man have? Is Seacrest a Jamaican? Will a single man bring our recession back and further increase the unemployment rate?
What do you think? Should Seacrest lighten his load and allow others a chance at employment, or is this just part of living in America….where the rich get richer and the poor get poorer?
On a side note, I really like Ryan and believe he does a great job…but this is still an issue.
How rich can one kid be? Well, Blue Ivy Carter, the new baby girl of mega singing sensations Beyoncé and Jay-Z, will soon find out. Oprah Winfrey apparently accepted their request to be the Godmother…now that’s juice!
Their newborn is only a month old and is already wealthier than most Americans, including the President. Imagine the gifts she will get for the holidays! And what about the “trust fund”, it will probably start at a billion dollars.
Actually, this could be a curse or a blessing. Many children of the rich and famous either turn out incredibly eccentric or with low self-esteem.
Which would you prefer, Oprah being your Godmother or just an everyday person? I wonder what their family members are thinking for not being chosen…probably, “Well, Oprah does have more money and power!”
At least Oprah has a bit of joy in her life for now, unfortunately her OWN Network is not lighting it up just yet.
It was sad to hear that one of my favorites from the cast of “Welcome Back Kotter” died today. Robert Hegyes played the fun-loving Jewish Puerto Rican “Juan Epstein”, and one of the “Sweathogs”, in the 70’s hit sitcom.
